Essential Duties Inspect and perform preventative maintenance on buildings, structures and equipment; Inspect, troubleshoot, perform preventative maintenance, and repair heating, refrigeration, and air-conditioning systems; Determine circuit requirements for additional electrical equipment; Test circuits or electrical equipment for failure, isolate problems and repair or replace circuits or equipment; Install, and/or repair electrical conduit, fixtures, motors, switches and outlets according to approved codes; Install and/or repair plumbing fixtures and systems; Perform minor metal fabrication, including welding and soldering of fences, gates, doors, and other equipment; Construct, repair, and perform preventative maintenance on wooden structures and articles; Prepare surfaces for and perform finishing, painting, staining, varnishing, and lacquering; Move and/or assemble furniture or equipment as necessary; Install and repair all aspects of building maintenance including ceilings, floors and flooring such as carpets and vinyl tile, doorways, doors and windows, locks and hardware on doors, cabinets and windows; Install and finish drywall and paneling; Install, repair and remove Formica or tile; Perform stucco, masonry and/or plaster repair and concrete work; Perform roof repairs and preventative maintenance; Clean gutters and drains; Assist in preparing building maintenance cost estimates or reports; Assist in the inspection of construction; Perform other related duties as assigned. Requirements EDUCATION & EXPERIENCE: Two (2) years of experience in general building maintenance is required. Experience in the installation, maintenance, repair, and rebuilding of non-residential refrigeration and air-conditioning systems, related equipment, and Siemens automation systems is highly desirable.
Graduation from an accredited high school or successful completion of the G.E.D. (General Educational Development) exam is required. OTHER REQUIREMENTS Must possess a valid California Class "C" driver license and maintain an acceptable driving record
An acceptable driving record is one that has three (3) or fewer DMV points issued within the past five (5) years, and no more than one (1) DUI within the last ten (10) years. EPA Section 608 Universal Technician certification issued by an EPA-approved certifying organization is highly desirable. Incumbents must be available to participate in after-hours on-call rotation.
KNOWLEDGE OF: The principles and practices of the construction trades, their techniques, equipment, tools and terminology; related Cal/OSHA, state and local laws, ordinances, codes and regulations; maintenance of structures, equipment and facilities, customer service techniques and principles; personal, team and building safety practices including procedures for handling emergencies. ABILITY TO: Follow oral and written directions; effectively communicate with other employees; work independently and as part of a team; read maps; perform basic arithmetical calculations; work from blueprints, drawings and work orders; use hand and power tools and related machinery; climb or work from a ladder or scaffolding; manipulate heavy equipment or objects; establish and maintain a working and cooperative relationship with the public and fellow employees; provide excellent customer service. PHYSICAL DEMANDS The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
Incumbents in this classification drive vehicles, reach above and below shoulder level, use rapid mental/muscular coordination, use hands/wrist with repetitive twisting or pressure, distinguish shades/color vision, stand, walk, carry and lift up to 49 lbs., stoop/bend/lean, turn/twist, repeated bending, use both legs and hands repetitively, speak clearly, see small details, hear normal voice conversation, see long distances, operate mobile or motorized equipment, crouch/kneel/squat, use fingers repetitively, and push/pull, climb/simultaneous use of arms and legs. Incumbents may occasionally carry and lift up to 100 lbs.
